Project Description
The project comprises two 42-floor office towers at a soaring height of 163 meters, a groundfloor commercial center that includes stores, restaurants and cafés, and a 6-floor underground
parking lot intended for 2,200 vehicles.
The towers’ location, adjacent to the Yigal Alon-HaShalom Road Junction and close to Kaplan
Street and the Kirya area, allows for quick access to the train and to city exits using public
transport.
The construction incorporated advanced sustainable technologies and the strictest standards,
with an emphasis on energy saving by filtering solar radiation and installing ecological lighting
fixtures.
Construction principles in a nutshell
The project’s mechanical-engineering equipment consisted of two tower cranes for the parking
lot, 6 luffing cranes for the towers, static pumps and two freight elevators for each tower.
Luffing cranes are suitable for building in a tight area, preventing disruptions to the work on the
buildings’ facades. The work was conducted using a climbing core with minimal offloading of
equipment, and a peripheral protection system encompassing each tower.
All types of work were prescheduled. For example, the duration of demolition work, shoring and
excavation was 10 months, while foundation work was estimated at 12 months and
accomplished within that timeframe.
Ashtrom Contracting, via its subsidiary Ashtrom Engineering, adhered to strict safety and
professional-conduct guidelines from the very first stages of demolition, shoring and excavation
(including groundwater lowering), on to framework, sealing (for both water and gasses) and
parking lot construction, to preparing each apartment’s internal systems (plumbing, gas,
electricity, communications, air conditioning, etc.) as well as plaster work, flooring, painting and
landscaping.
